Why It Matters

How often should
fire doors be inspected?

A fire door is a life-saving device that needs regular checking to ensure it is in good working order and ready to use. It’s the same as monitoring a smoke alarm’s battery or having the pressure of a fire extinguisher checked regularly.

Are fire door inspections
a legal requirement?

Under Article 17 of the Regulatory Reform (Fire Safety) Order 2005 (RRO/FSO), it is a legal duty to ensure that fire-resistant escape doors are correctly fitted and maintained for them to be functional.

Who is qualified to
inspect fire doors?

If feasible, have your fire doors inspected by a registered FDIS inspector. These individuals earned a fire door diploma and had their competency and expertise independently assessed.

Periodic inspections are required at least every six months, while a newly occupied building may require more regular checks in its first year. Furthermore, where the fire door is frequently used, it should be inspected more regularly than other doors in the structure, like once a month or even a week.

FAQ

Frequently Asked Questions

Is a fire door inspection a legal requirement in the UK?

Yes. Under Article 17 of the Regulatory Reform (Fire Safety) Order 2005, the responsible person must make sure all fire-resisting doors are correctly installed, maintained, and able to perform as intended. This duty applies to HMOs, commercial buildings, care settings, workplaces, and all communal areas in residential blocks.

How often should fire doors be inspected?

Fire doors should be inspected at least every six months. In higher risk buildings such as HMOs, care homes, hostels, supported living and busy commercial premises, checks may be needed more often. Newly occupied buildings may also require more frequent inspections in the first year.

What does a fire door inspection include?

A qualified inspector will check the door leaf, frame, certification labels, hinges, seals, closers, glazing, gaps, smoke seals and the overall ability of the door to close and latch correctly. The inspection confirms whether the door will hold back fire and smoke long enough to protect escape routes.

Who is allowed to inspect fire doors?

Fire doors should be inspected by a competent person with proven training in fire door safety. This can include someone with an FDIS diploma, a fire safety qualification, or a professional who has been independently assessed for competency. Using a trained inspector helps ensure the findings are accurate and compliant.

What happens if my fire doors fail the inspection?

You will receive a report explaining the issues and the level of risk. Most problems can be fixed through adjustments, replacement of seals, upgrading hardware, or repairing damaged components. In serious cases, full replacement may be required. The responsible person must arrange the corrective work within a reasonable timeframe.
