There are three key areas where landlords must carry out checks at least annually: Fire safety, Electrical safety and Gas safety.
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are required to have the electrical installations in their properties inspected and tested at least every 5 years by a qualified engineer.
If you have not received a copy of the gas Safety / Electrical Safety Check, you should contact your landlord or the letting agent. If your landlord refuses to provide you, you should contact your local authority and inform them as soon as possible.
It is illegal to rent the property without the gas safety certificate.
You're not legally required to have a Gas Safety Record. You should still get all your gas appliances checked and serviced every year by a Gas Safe registered engineer. However in case of renting out a property you are required to have a gas safety certificate of your property.
